The twelve foundations

Twelve metrics we measure, in every project, whether it is a home, an office or a nightclub.

Indoor air is often more polluted than the street outside, and damp and dust are what make it worse.

 

We check how air moves, specify materials that do not off-gas, find where water is getting in, and design out the surfaces where dust settles.

Air & Moisture

Daylight sets your body clock, and artificial light either supports it or fights it.

 

We plan both together, early enough for the electrician to work from the layout.

Light

People measurably underperform when they are too hot or too cold.

 

We solve it through glazing, orientation and insulation before adding another radiator.

Thermal Comfort

A space either fits the way people actually live in it or quietly fights them every day.

 

We plan circulation, storage and the order of rooms around real routines.

Flow

Noise is the complaint people make last and feel first.

 

We treat sound through geometry and surfaces, not through panels bolted on at the end.

Acoustics

Detectors, egress, handrails, slip risk, lead paint in anything built before 1980.

 

Unglamorous, cheap to fix, and the first thing anyone regrets skipping.

Safety

Bodies were not built to sit still for nine hours.

 

We use layout, stairs, sightlines and furniture to make moving the default rather than the effort.

Movement

Spaces with no view, no quiet and nowhere to retreat wear people down slowly.

 

We design for privacy, restoration and contact with the natural world.

Mind

Old pipework can change what comes out of a tap that tests clean at the mains.

 

We reduce consumption and flag where filtration earns its cost.

Water

Most of what a building will waste is decided at design stage, not in use.

 

We cut demand first, then make whatever remains efficient.

Energy

The greenest material is usually the one already in the room.

 

We favour reused, repairable and locally made over new and shipped.

Materials

Construction and renovation are among the largest waste streams there are.

 

We design for disassembly and reuse, so a space does not end its life in a skip.

We did not invent this from nothing, and we are not going to pretend we did.

The twelve foundations draw on three published bodies of work:

 

The 9 Foundations of a Healthy Building from the Harvard T.H. Chan School of Public Health, the WELL Building Standard, and Doughnut Economics, Kate Raworth's framework for operating inside planetary limits.

What is ours is the synthesis: which twelve, how they relate, and how they translate into decisions a designer can actually make on a real budget.
